Hyderabad’s Record-Breaking Land Bid

In a remarkable display of investor confidence, the latest land auction in Raidurg, Hyderabad, has shattered previous records, with bids reaching an astounding Rs 269 crore per acre. This recent sale, conducted on Friday, surpassed the previous week’s auction by a striking Rs 5 crore per acre. The winning bid was secured by Vamsiram Builders for a 5.38-acre parcel, contributing a massive Rs 1,447 crore to the state’s revenue—a clear indication of the high demand for prime real estate in this burgeoning urban landscape.

The Telangana State Industrial Infrastructure Corporation (TGIIC) reported that the two auctions held this month collectively amassed an impressive Rs 2,833 crore from just 10.63 acres, averaging Rs 266 crore per acre. This comes on the heels of a similar auction conducted on August 21, where MSN Realty acquired 5.25 acres in the same vicinity for Rs 264 crore per acre. The previous record of Rs 237 crore per acre was set in May 2026, demonstrating a significant upward trajectory in land prices within the Knowledge City area, which has become a hotspot for development and investment.

Historically, the Raidurg area has been a focal point for economic development in Hyderabad, benefiting from significant infrastructure improvements and a favorable business climate. The TGIIC's strategic decision to stagger land auctions—rather than placing all available parcels on the market simultaneously—has proven effective in building competitive momentum and fostering investor trust. Government officials noted that the latest auction premium of 52% over the reserve price of Rs 175 crore per acre is a testament to the growing allure of this region. Such strategic planning has not only enhanced bid amounts but also positioned Hyderabad as a resilient player in India's real estate market.

K. Shashanka, vice-chairman and managing director of TGIIC, characterized the latest auction results as a strong endorsement of Hyderabad's investment potential. He emphasized that the exceptional price discovery reflects deep-rooted confidence among developers regarding the city's long-term growth prospects. As Hyderabad continues to expand its business ecosystem and enhance infrastructure connectivity, the ongoing demand for land in Raidurg underscores its status as a premier destination for businesses and investors alike, reinforcing the city’s reputation as one of India's most vibrant real estate markets.
